| Seven New Leases Signed For Ward Entertainment Center |

Victoria Ward, Limited announced seven new tenants that will be occupying
the Ward Entertainment Center along with Consolidated's Ward 16 Theatre.
The new 156,000-square-foot Center will soon be home to Gaucho Grill,
Starbucks Coffee, L&L; Drive-Inn, Quiksilver Youth, The Board Room, Pink C
and SRS. The $45 million Entertainment Center is now more than 90 percent
leased. Victoria Ward, Limited has executed letters of intent for the
remaining four spaces.
"These new tenants will enhance the shopping, dining and entertainment
experience that we can offer to our customers," said Mitch D'Olier, chief
executive officer of Victoria Ward, Limited. "Several of these offerings
are well known to Hawaii residents and have a strong following; the others
will help bring a new edge that we think will surprise and delight our
customers."
Gaucho Grill is a themed restaurant that pays tribute to the
original pioneers of Argentina, the Gauchos. The eatery offers an eclectic
and scrumptious mix of grilled Argentinean specialties including steak,
sausages, mollejas and vegetables accompanied by hearty homemade wines and
mouthwatering desserts. Gaucho Grill operates eight restaurants in the Los Angeles
area.
Ramen will be on the menu at L&L; Drive-Inn's new Ward Entertainment Center location.
The popular local eatery will serve its trademark plate lunches in addition to an
assortment of ramen dishes. This will be L&L; Drive-Inn's 46th restaurant in Hawaii.
Starbucks Coffee, the world's leading retailer, roaster and brand of specialty coffee,
expands its presence in Hawaii with its new location at the Ward Entertainment Center.
This will be the second Starbucks store at Victoria Ward Centers and the 21st in Hawaii.
From skate to surf, Quiksilver Youth has everything for discriminating toddlers and teens.
This funky kids' surf store promises the most extensive selection of Quiksilver clothing
and gear for boys and girls, including Roxy's Teenie Wahine and Hawk Clothing.
For adults who have not outgrown their young and active lifestyle, The Board Room
features Quiksilver's famed Silver Edition clothing line, which is designed to go from
the beach to the boardroom, and everywhere in between.
Local trendsetters can find the latest in urban street apparel and accessories at SRS,
which caters to youths looking for unique clothing. And for the latest looks for women,
look no further than Pink C. This unique shop carries the hottest apparel, lingerie and
swimwear lines including Morgan, SoLo Paris and Hippies.
The seven merchants and eateries join anchor tenants Dave & Buster's and Consolidated
Theatres, which celebrates the grand opening of the Ward 16 Theatre on Friday, May 25.
Gaucho Grill and Dave & Buster's, the popular entertainment/sports bar/restaurant, is
scheduled to open in the fall. The six merchants along Kamake'e Street will be open in
August.
The grand opening of the Ward Entertainment Center is scheduled for September. The
architect for the project is Group 70 International, Inc. Construction on the Center
began in May 2000.
Victoria Ward, Limited is a private real estate holding company that owns approximately
65 acres of land and 1.5 million square feet of building space under lease in Kaka'ako,
central Honolulu. The company is the owner and developer of retail projects including
Ward Centre, Ward Farmers Market, Ward Gateway Center, Ward Warehouse and Ward Village
